Real estate agent, Big City Realty Inc., Brokerage
Toronto and the GTA. Leases, condos and first-time buyers. Here's the short version of how I got here and how I work.
I came to real estate from marketing. Before this I built launch campaigns and sales strategies for tech startups and global consumer brands, the kind of work where you live by the numbers.
Then I bought my first home. The process was harder than it needed to be and more interesting than I expected, and I couldn't stop thinking about it. I got licensed, joined Big City Realty, the brokerage that had helped me buy, and never looked back.
Since then I've closed more than 130 transactions worth over $21 million. Most of them are leases. That's not an accident. Leases are fast, they're where a lot of people meet their first agent, and they taught me the two things that matter in every deal: price it right and do the paperwork properly.
Today the practice is split between landlords and tenants across Toronto and the GTA, condo buyers and sellers, and first-time buyers who want someone to slow down and explain the numbers.
Outside of work, I chaired the Etobicoke Walk for Alzheimer's with the Alzheimer Society of Toronto. Community matters to me.
Four kinds of clients, one way of working: comps first, paperwork done properly, fast replies.
140 lease transactions closed across Toronto and the GTA. Landlords get pricing from real leases, MLS marketing and screened tenants. Tenants get a free search that moves fast. How rentals work.
Downtown, North York, Markham, Mississauga. The building matters as much as the unit: fees, reserve fund, rental mix, management. I read the status certificate before you commit. Condo fees explained.
Pre-approval, FHSA and RRSP Home Buyers' Plan, land transfer tax rebates, the offer, the closing. Explained in plain numbers, at your pace. The first-time buyer guide.
A comparative market analysis built from what actually sold, not what's sitting. Professional photos, staging advice, MLS and a plan for offers. Free home valuation.
Three things I tell every client in the first conversation.
The market isn't hot or dead, it's efficient. Overpriced listings sit. Underpriced ones draw twenty lowball offers that don't close. I show you the comparable number first, and if you want to test a higher one I'll list it there and let the market answer. You keep the decision.
If you're buying a home to live in, a $10,000 swing over a seven-year hold is noise. If you're an investor waiting for condos to dip, twelve months of lost rent usually costs more than the dip. The unit you love may not come back. I'd rather help you buy the right one than time the wrong one.
Condo buyers do math. House buyers fall in love. Pricing, offer strategy and patience change with the property, and I don't run the same playbook for both.
Same name, same brokerage, same phone number everywhere. If a profile says otherwise, it isn't me.
I also run a YouTube channel on Canadian real estate and the economy, and I write the guides and calculators on this site myself. See the guides.
Tell me what you're trying to do and where. I reply fast, usually within the hour during the day.
