How buying pre-construction with me works

  1. Register. Tell me what you're after. I send floor plans, pricing and incentives as they're released, usually ahead of the public launch.
  2. Shortlist. We compare models, lots and premiums against resale nearby, so you know what the new build is actually buying you.
  3. Secure it. When sales open, I submit your picks and handle the paperwork with the builder.
  4. Review. Your lawyer reviews the agreement, and I go through the clauses that cost buyers money: closing cost caps, the rebate, delays and assignment rights.
  5. Wait well. I track your deposit dates and the builder's updates, and flag anything that changes your plan.
  6. Close. The pre-delivery inspection and the Tarion forms, with me there for both.

What I check before you sign

Pre-construction agreements are written by the builder's lawyers, for the builder. These are the clauses I go through with every buyer, and the ones I'd want your lawyer to read before your first deposit goes in.

Pre-construction questions, answered

For new condos, yes: 10 days to cancel after you sign and receive the disclosure statement. For new freehold homes, the 10-day cooling-off period applies to agreements signed on or after January 1, 2027. Before then, a freehold agreement binds you when you sign, so get a lawyer-review period in writing first.

They're paid in instalments on dates set in the agreement, usually spread over several months. Tarion protects deposits on new freehold homes up to a limit, and condo deposits have their own trust and insurance rules. Ask how much of your deposit is covered before you pay past that point.

Ontario's enhanced HST rebate applies to agreements signed from April 1, 2026 to March 31, 2027, for buyers who will live in the home or have a relative live there, first-time buyer or not. The full rebate applies below a price cap and phases out above it. Builders usually credit it on closing, so ask whether a quoted price is before or after the rebate. CRA has the details.

Usually, through an assignment: you sell your agreement to another buyer before closing. Most builders require written consent and charge a fee, and some restrict how it can be marketed. Read the assignment clause before you sign, not when you need it. Here's how an assignment works.

Pre-construction pricing moves quickly around a launch, and a stale number does more harm than none. Contact me for pricing and I'll send the current list with what's included and what costs extra.
